Textured Homes Need Textured Answers

Woodhill is estate housing from the era when heavily textured and Tuscan-style exterior finishes were the default, and a very large share of the homes here still carry that original system. It is a good finish — thick, forgiving of minor plaster imperfection, and durable. It also constrains what you can sensibly do at repaint time in a way that smooth-plastered suburbs do not.

The mistake we are called in to fix repeatedly is a textured house recoated with a standard smooth exterior acrylic. A thin smooth product cannot fill the profile of the texture, so it sits in the hollows and skips the high points. From two metres away it looks patchy and washed out, and it wears through on the raised aggregate within a couple of years. The paint was not faulty. It was the wrong class of product for the surface.

So the first question on any Woodhill exterior is not colour. It is whether you are recoating the existing texture, re-texturing it, or taking it off. Those three routes have very different price tags and very different lifespans.

Recoat, Re-Texture or Remove

Recoat. If the existing texture is sound, well adhered and only faded or dirty, recoat it with a high-build textured or heavy-bodied exterior coating. This is by far the cheapest route and on a well-maintained Woodhill home it is usually the right one. The test is simple: press hard with a thumbnail and tap across several areas. If nothing crumbles, flakes or sounds hollow, the texture is sound.

Re-texture. Where the original coating has debonded in patches, where previous patch repairs have left a mismatched profile, or where earlier smooth recoats have made a mess of the appearance, the surface has to be made consistent again. That means removing loose material, filling, and applying a new texture coat across the elevation before finishing. It costs roughly double a recoat and it resets the clock properly.

Remove. Occasionally, usually where texture was applied over a poor substrate or where damp has pushed the whole system off, it has to come off entirely and the wall be brought back to sound plaster. This is a substantial job and it is almost never the cheapest short-term answer, but it is the right one where the alternative is applying new material to a failing base.

Insist on the contractor stating which of the three they are quoting. A quote that just says "two coats exterior" on a textured Woodhill house has not made the decision at all.

Specification for Woodhill Estate Homes

  • Match the profile, not just the colour. Textured coatings come in different aggregate grades. A finer product over a coarse original leaves the profile visible and mismatched. Take a sample of the existing texture to the supplier rather than guessing
  • Estate colour approval first. Woodhill maintains an approved palette and exterior changes generally need submission before work starts. Sort this out before any product is tinted, since tinted paint cannot be returned
  • Patch repairs on texture are hard to hide. Where plaster repair is needed, expect the texture to be reinstated across the full panel to a natural break line rather than spot-patched. Spot patches on texture always show
  • Tile roofs: a re-colour with acrylic roof coating over washed and fungicide-treated tile. On a large estate roof, a lighter shade meaningfully cuts heat load into the roof space
  • Garage doors and steel: spray-finished. On these homes the garage frontage is prominent and a brushed finish is visible from the street
  • Record the product name and tint code in the handover documents. On a textured system, matching a future repair without them is close to impossible

Booking Inside the Estate Calendar

The workable months in Pretoria East are late March to May and mid-August to mid-October. On an estate the practical constraint is that everyone wants those same months, contractors have to be registered and their staff vetted for access, and working hours are restricted — which compresses how much can be done per day.

Textured work adds a further timing consideration. Heavy-bodied and texture coatings are thicker films that need proper conditions to cure, and they are less forgiving than thin acrylics of being rained on before they set. Applying a texture coat and then having an afternoon thunderstorm on it is a full redo of that elevation, not a wash-down.

A full exterior on a large Woodhill home typically runs three to five weeks, longer if re-texturing. Book the window well ahead, and get the colour approval submitted before the contractor is even confirmed — approval delay is the most common reason estate jobs miss their window.

Woodhill Painting Questions

Why does my repainted textured house look patchy?
Almost certainly because a smooth exterior paint was used over a textured surface. A thin product settles into the hollows of the profile and skips the raised aggregate, which reads as patchy and washed out from a distance and wears through on the high points within a couple of years. It needs a high-build or textured coating instead.
How do I know if my texture is still sound?
Press firmly with a thumbnail in several places and tap across the elevation. Sound texture does not crumble, flake or sound hollow. If material comes away, if there are debonded patches, or if the profile is inconsistent from previous repairs, the elevation needs re-texturing rather than recoating.
Is re-texturing worth it or should I just recoat?
If the existing texture is sound, recoat — it is roughly half the cost and performs well. Re-texturing is worth it where the surface has debonded in patches, where old repairs have left an inconsistent profile, or where earlier smooth recoats have already spoiled the appearance. It resets the surface properly rather than layering over a problem.
Can textured walls be patch-repaired invisibly?
Rarely. Texture patches almost always show, because matching aggregate grade, application pressure and technique to an existing weathered surface is very difficult. The accepted approach is to reinstate texture across a full panel to a natural break line — a corner, a downpipe, a change of plane — rather than spot-patching mid-wall.
Do I need estate approval before repainting?
For an exterior colour change, yes. A like-for-like recolour in the existing approved shade is normally a much simpler submission. Either way get it confirmed in writing before any paint is tinted, because tinted product is not returnable and a large estate exterior is a significant order.
