Painting a Townhouse or Rental in Equestria

Equestria is newer stock than most of Pretoria East and is dominated by security estates, townhouse complexes and clusters built from the 2000s onward. That gives it a very different painting profile from the older freestanding suburbs nearby: smaller units, plaster over brick in good condition, cement tile roofs, compact courtyards, and a high proportion of properties owned as rentals.

Two things follow from that. First, the interior matters more than the exterior for most owners, because the exterior is usually the body corporate's problem and the interior is entirely yours. Second, the job is very often a turnaround job — a tenant has moved out, the unit needs to look right, and it needs to be done in days rather than weeks.

The plaster in these units is generally sound, so preparation is light. What actually determines cost is unit size, whether ceilings are included, and how much making-good is needed after a tenancy.

Choosing Finishes for a Rental Unit

The default choice of a flat matt white on interior walls is the wrong one for a rental, and it is the most expensive mistake a landlord repeatedly makes.

Matt cannot be cleaned. A scuff, a handprint on a light switch, a mark behind a couch — on a matt wall, wiping it makes a burnished patch that is more visible than the original mark. The only remedy is repainting the wall, and on a matt finish patch repairs flash badly, so it is usually the whole wall. Over a three-year tenancy cycle that is a full repaint every time.

A low-sheen or silk acrylic costs marginally more per litre and changes the economics completely. It wipes clean, tolerates patch repairs far better, and between tenants you often need only a touch-up and make-good rather than a full recoat. Use a durable washable low-sheen through the living areas, passages and bedrooms, a moisture-resistant finish in bathrooms and the kitchen, and water-based enamel on doors, frames and skirtings so the surfaces that take the most contact can actually be wiped.

Keep the colour neutral and keep the tint code on file. Being able to touch up in three years with an exact match, instead of repainting a whole room, is the entire point.

Practical Notes for Equestria Units

  • Get the complex rules first. Anything visible from common property — the front door, garage door, courtyard wall, the exterior generally — will usually be governed by the scheme's approved colour scheme. Check before you commit to a colour
  • Interior versus exterior responsibility: in most sectional title schemes the external walls and roof are common property funded by the levy. Your unit's interior is your cost. Exclusive-use courtyard walls and front doors vary by scheme, so confirm against the conduct rules
  • New-ish plaster is easy but not free. Units of this age need little repair, which keeps the price down, but the first repaint after handover often reveals shrinkage cracking around door frames and cornices that needs filling
  • Small rooms cost more per square metre. A compact townhouse has far more cutting in, corners and edges relative to open wall than a large house. The unit total is lower; the rate per square metre is often higher. That is normal, not a markup
  • Bathrooms and kitchens: use a moisture-resistant, wipeable product. These units are compact and often under-ventilated, and standard interior paint on a small bathroom ceiling will show mould spotting within a couple of years
  • Document the tint codes. Photograph the tin labels and keep them with the lease file. It converts future make-good from a repaint into a touch-up

Timing a Rental Turnaround

Interiors are the one part of painting that is genuinely season-independent in Pretoria East. Ventilation matters more than the month, so an interior repaint can be scheduled in midsummer when exterior work is impossible — which makes it the sensible thing to slot into a January or February vacancy.

On timing within the vacancy: a two-bedroom unit with walls and ceilings is typically three to four working days, and a three-bedroom four to six. Add a day if there is significant making-good after the tenancy. The realistic constraint is not drying time between coats, which is a few hours on a modern acrylic, but access — the unit needs to be empty and the flooring protected.

If any exterior element is in scope, that reverts to the standard Pretoria East windows: late March to May, or mid-August to mid-October. Courtyard walls and front elevations painted in the storm season get rained on before the film sets.

Equestria Painting Questions

What does it cost to repaint a 2-bed townhouse in Equestria?
Walls and ceilings throughout typically runs R10,500 to R18,000 for a unit in reasonable condition. Walls only, without ceilings, brings it down to roughly R7,500 to R14,000. If the unit is coming out of a tenancy in good shape, a touch-up and make-good at R2,800 to R6,500 is often all that is actually needed.
How long does a unit take between tenants?
A two-bedroom unit with walls and ceilings is generally three to four working days, and a three-bedroom four to six. Add a day for significant making-good. The unit needs to be empty with flooring protected, so the practical constraint is usually access rather than drying time, which is only a few hours between coats on a modern acrylic.
Matt or low sheen for a rental?
Low sheen, every time. Matt cannot be wiped — cleaning a mark burnishes the surface and makes it more visible, so the only fix is repainting the wall. A low-sheen or silk acrylic wipes clean and takes patch repairs far better, which usually means a touch-up between tenants instead of a full recoat. It pays for itself in one cycle.
Who pays for the outside of my Equestria unit?
In most sectional title schemes the external walls and the roof are common property, funded by the body corporate out of the levy. The interior of the unit is the owner's cost. Items on exclusive-use areas such as courtyard walls, front doors and garage doors are allocated differently by different schemes, so check your conduct rules rather than assuming.
Can I choose my own colours?
Inside your unit, yes, entirely. Anything visible from common property is usually governed by the scheme's approved colour scheme, which typically covers the exterior walls, front door, garage door and courtyard walls. Confirm with the trustees or managing agent before buying paint, since tinted product cannot be returned.
