Roofs Are the Real Job in Constantia Park

Constantia Park is a settled, single-storey suburb of 1970s and 1980s homes with mature gardens and, almost universally, concrete tile roofs. Those roofs are now old enough that they are the most consequential surface on the property, and they are the reason most homeowners here eventually call a painting contractor.

Concrete tiles do not rot, but they do go porous. The factory colour layer wears off, the tile surface roughens, and it starts absorbing water instead of shedding it. A saturated tile is heavier, holds moisture against the battens, and grows moss and lichen that lift and hold more water still. From the street it just looks faded. On the roof it is a tile heading toward the end of its serviceable life.

The good news is that a properly cleaned, treated and coated concrete tile roof gets a real extension — commonly ten to fifteen years — for a fraction of what re-tiling costs. The catch is that it has to be done properly, and there is a lot of poor roof work sold in this suburb.

What Roof Coating Does, and What It Does Not

Being blunt about this saves people money. Roof coating is not waterproofing. An acrylic roof paint applied over concrete tiles restores the colour, seals the porous surface, sheds water and slows further deterioration of the tile. It does not seal a leak, and any contractor telling you a coat of roof paint will stop water coming into your ceiling is either mistaken or lying.

Leaks on a Constantia Park tile roof come from a small and predictable set of places: cracked or missing ridge and hip mortar, slipped or broken tiles, failed valley flashings, poor detailing where the roof meets a wall or chimney, and blocked gutters backing water up under the bottom course. Every one of those is a physical repair, not a paint job.

Which is why the correct sequence is always: inspect and repair first, then clean and treat, then coat. If a roof quote goes straight to "wash and two coats" with no inspection line and no allowance for ridge pointing, it is not a serious quote for a roof of this age.

Getting a Tile Roof Done Properly

  • Low pressure, not high pressure. Blasting an old concrete tile at full pressure strips the surface, drives water under the tiles and can crack them. Moderate pressure plus a fungicidal treatment removes moss and lichen far more safely
  • Fungicidal treatment with proper dwell time. Lichen has root structures into the tile surface. Washing removes the visible growth; the treatment kills what is left. Skip it and the moss is back within two seasons
  • Ridge and hip pointing: the old sand-cement bedding on roofs of this era cracks and falls out. It should be raked out and repointed with a flexible pointing compound rather than rigid mortar, which cracks again on the next thermal cycle
  • Primer or sealer coat first. A porous old tile will drink the first coat. A dedicated roof sealer or thinned primer coat before the two topcoats is what stops the finish looking patchy and thin
  • Heat-reflective coating: worth considering on a single-storey home with a large roof area and no ceiling insulation to speak of. A lighter, reflective finish measurably reduces heat load into the roof space through a Pretoria summer
  • Gutters and fascia: do them at the same time. The access is already there, and blocked or rusted gutters are the cause of a large share of the wall staining and damp on properties in this suburb

Do Roof Work Before the Storms, Not After

Roof work in Pretoria East should be finished before the summer rainfall season starts, not squeezed in once the leaks have announced themselves. That makes the mid-August to mid-October window the priority one for roofs, ahead of the autumn window that suits walls.

The reasoning is practical. Roof coating needs consecutive dry days — the tiles must be dry before the wash, dry again after the wash and treatment, and dry between coats. That is a run of four to six clear days on a typical Constantia Park roof. Once the afternoon thunderstorms begin in October and November, stringing that together becomes a matter of luck.

The second reason is that a roof is the surface you least want to be working on unfinished when the first real storm arrives. Tiles lifted for repair, ridge mortar raked out and not yet repointed, a roof half-coated — all of it is vulnerable. Autumn, from late March to May, is the workable second window if spring is missed.

Constantia Park Painting Questions

Will roof paint stop my roof leaking?
No. Roof coating restores colour, seals a porous tile surface and helps it shed water, but it does not repair a leak. Leaks on tile roofs come from cracked ridge mortar, slipped or broken tiles, failed valley flashings, poor wall and chimney detailing, or blocked gutters. Those are physical repairs and they must be done before any coating goes on.
How often should a concrete tile roof be recoated?
A properly prepared and coated tile roof generally gives you ten to fifteen years before it needs doing again, which is considerably longer than exterior walls at this altitude. The determining factor is preparation. A roof that was high-pressure blasted, not treated for lichen, and coated without a sealer coat may start looking tired inside five.
Is coating worth it, or should I re-tile?
If the tiles are sound and simply faded and porous, coating is far better value — a fraction of the cost of re-tiling for a real extension of service life. If tiles are widely cracked or crumbling, if battens are rotten, or if the roof structure itself is a concern, coating is money spent on a roof that needs replacing. An honest contractor will tell you which situation you are in.
What is ridge pointing and does it matter?
It is the mortar bedding that holds the ridge and hip tiles along the top lines of the roof. On roofs of this age the original sand-cement bedding has usually cracked and started falling out, which lets water straight into the roof space. It should be raked out and repointed with a flexible compound, and it should appear as its own line on the quote.
Does a heat-reflective roof coating make a real difference?
On a single-storey home with a large roof area and limited ceiling insulation, yes — a lighter reflective finish noticeably reduces how much heat builds up in the roof space through a Pretoria summer. It costs more per square metre than a standard roof coating. It is not a substitute for ceiling insulation, which does more for the same money if you have neither.
